The Trick to Treating Yourself to More Sales

Monday Morning Match is a quick post - maybe a quote, inspirational story or idea - intended to spark some motivation inside each of you so your week gets off to a fantastic start on Monday morning.

I didn't write the following parable and I'm not sure who did. I cannot take any credit for anything other than sharing it with you and knowing that it may help you in the future. It is one of my favorite messages and should be heeded by everyone in any sales position anywhere.

Trick or Treat

I remember the first time I was allowed to go out trick-or-treating on Halloween night with just my friends. (Of course I’m sure my Dad was following along at a safe distance but he’ll neither confirm nor deny that accusation!)

Our mission was a singular one – get as much candy as possible in the shortest amount of time. In other words, I wanted my big plastic orange pumpkin overflowing with goodies. We literally ran from house to house as we scoured our neighborhood intent upon our goal.

On occasion, we approached a house, rang the bell, and nothing happened. The lights were on but no one answered the door.
Put in that situation, what do most kids do? They move on to the next house.

“Come on, let’s go” and they’re headed down the block. They don’t stop for a second to wonder why the owners didn’t answer the door. They don’t take it personally. They don’t think that they’re wearing the wrong costume. They don’t walk around the house peering in the window trying to see why the owners didn’t answer the doorbell. They don’t sit down on the front step and pout. And can you even imagine that they would just quit and go home? No way.

You see, kids are neat people to observe with regard to how they handle rejection. It just never occurs to them that the rejection is about them! And why? Because it’s not. Kids have a unique ability to observe the world just the way it is.

As we grow up, our self-esteem takes a few hits and we start to think that everything that happens to us is about us. It’s not.

When you hear no, no thanks, I’m not interested, it’s not for me, I don’t like selling, please don’t ever, ever, ever, ever, ever call me again for any reason whatsoever….it is about THEM, not you and not the opportunity you have to offer.

Run to the next house, and the next one, and the next one.

That’s where the candy is.

Remember, your goal is a full plastic pumpkin, and you don’t care which houses or how many houses it takes to make that happen.

Happy Halloween Everyone!

Hey Independent Contractors - Time for a Raise?

Monday Morning Match is a quick post - maybe a quote, inspirational story or idea - intended to spark some motivation inside each of you so your week gets off to a fantastic start on Monday morning.

If there's one thing REALTORS® love to remind people of, it's that they are "independent contractors." They are their own boss, get to set the own hours and serve whomever they wish to work with. Trust me, they like to wear it like a badge.

It is true that most agents operate under this title when it comes to their agreement between themselves and their broker and it is kind of a nice feeling from a entrepreneur/small business stand point. But the term "independent contractor" is really little more than a classification used by the IRS to determine taxation and some other employment protocols and procedures.

Let's Go to the Mall

It is nice to feel like you're part of an office, a brokerage or an industry. Everybody loves to be "part of the team." I tell my agents that they need to think of it this way - Coldwell Banker (or insert your broker name here) is like the mall and the REALTORS®  (a.k.a. independent contractors) are the stores inside that mall. The brokers name, tradition, local success and reputation will get people inside the mall but it will be the agents service, reputation and skill that will not only get people into the individual stores, but keep them there and get them to spend money with you. In a perfect world, this happens more than once and they become loyal clients who repeat and refer business for life.

Don't be too excited about this "independence" that everyone thinks could be so liberating. Professional golfer Phil Mickelson is an "independent contractor" as well. He doesn't work for the PGA Tour but he has a caddy, a manager, an agent, endorsement partners, a nutritionist, a trainer and many more people that help him be one of the top golfers in the world.

Don't you rely on people to help you do what you do?

• Do you have a branch manager who might serve as a coach?

• Who helps you with your marketing?

• When you meet with customers and clients, do you speak confidently of your affiliates like a lender, home inspector, title company, appraisers or insurance person who assures that you and your clients deals get to the closing table?

• How does your local or state board of Realtors assist you with forms, education and legislation that allows you to do what you do without much time, effort and input?

When you think about it, you're really not as independent as you think, are you?

Want a Raise?

There is no argument that you are the star. No one needs a reminder that it is you who the client turns to, who they rely on and who they trust. But before you start thinking there might be some greener pastures out there, go seeking a higher commission split or a 'better deal," remember that you don't work for anyone but yourself.

If you want a raise, start asking for it from your customers. Start giving better service, better advice, better results. Let your reputation for successful transactions be the best marketing you could ever do. Spend the last five months of 2011 building better relationships, solving more people's problems and having more fun - personally and professionally.

Remember what Henry Ford once said;

"It is not the employer who pays the wages.
Employers only handle the money.
It is the customer who pays the wages."

What Realtors Can Learn from the First Day of Vacation

Monday Morning Match is a quick post - maybe a quote, inspirational story or idea - intended to spark some motivation inside each of you so your week gets off to a fantastic start on Monday morning.

After a long day of travel from Columbus to Hilton Head Island, South Carolina, I realized that Realtors have a lot in common with the first day of a family vacation. Whether you're planning to get away for a week or just ready to get back to work and make something happen this week, see if you do these things.

Start with the end in mind - Steven Covey mentioned this one in his Seven Habits of Highly Effective People. Do you know where you want to end up before you even start?

Get an early start - Avoid congestion, traffic and other distractions by getting started before the sun rises. As Zig Ziglar once said, "There are no traffic jams on the extra mile."

Bring everything you may need - A successful agent arrives at his or her listing appointment assuming the Sellers will be ready to say "yes" so make sure you have your paperwork, lock box, digital camera, for sale sign, video camera and anything else to start immediately. It's always more expensive and sometimes time consuming to get some of the basic items once you arrive.

Stay focused - It's easy to take your eyes off the road so do whatever you need to do to keep on the "straight and narrow."

Build breaks into your schedule - It's so important to stay focused and taking regular breaks is one of the best ways to do so. Whether it's a rest area for a quick stretch or a gas & guzzle pit stop for some "fuel," breaking up the long days is always helpful.

Stay nourished - When Realtors get into a rhythm, it might be difficult to step away and grab a bite to eat but in order to keep your body and mind fresh, it's necessary to eat healthy. Perhaps stash some apples or bananas in your office/car and drink plenty of water.

Be prepared to "drive defensively" - In a competitive world like real estate, you might think everyone is looking out for themselves...and you might not be too far off from the truth. Always remind yourself who you're representing and do the right thing. You can't control what happens to you but you can control how you react to what happens to you.

Don't Text & Drive - It's been proven in numerous studies that the brain in incapable of multi-tasking. Instead, work on one thing at a time based on your prioritized "to do list." Remember, the easiest way to prioritize in real estate is to look at two tasks and ask yourself, "which one of these two things gets me closer to a closing?" The answer becomes your priority.

Unpack before you relax - After a long day on the road, most people would like to jump in the pool or hit the hammock with a cold beverage first. Instead, get the "travel" of the day behind you completely by unpacking (literally or figuratively) before you move on. Closing out your professional day before you head home to your personal lives will help you separate the two and create more balance in your life.

Whether you're traveling this summer or just working hard trying to achieve the goals you set earlier this year, if you keep building relationships, solving problems and having fun, there's a better chance you're going to enjoy your journey.

Safe travels.

50 Reasons Why It's Cool to Be a Father on Father's Day (and Every Other Day of the Year)

It's Father's Day 2011. Today doesn't get near as much attention as Mother's Day but that's okay, because most mother's out there have had to put up with a lot more than most fathers. There are some pretty cool things about being a father so today's Realtor's Toolbox is dedicated to all the fathers out there who get a chance to influence their kids each and every day.

Here are 50 Reasons Why It's Cool to be a Father

1. A limitless number of chances to answer the question “why?”

2. You get to be the “all time fish tank cleaner” and “dog poop picker upper.”

3. You get the honor of packing the car before all family vacations.

4. You also are lucky enough to get to unpack the car when you arrive at your vacation destination and when you get home.

5. You are called upon to kill any large bug, spider or bee that may find its way into the house.

6. You’re allowed to eat all the left over pizza crusts and half-eaten burgers when the kids get “full.”

7. You will almost always be the second contact on the Emergency Contact forms at school (behind Mom, of course)

8. Having the honor of staying up late when the kids are out babysitting, at a friend’s house or at a movie.

9. You’re the official “sampler” for things coming out of the “Easy Bake Oven” and "Snoopy Sno-Cone Machine."

10. Being the “on call” parent when one of you children is at a sleep over in case they don’t make it through the night.

11. You get to talk your kids out of spending their money on things you know they don’t need.

12. You get to sometimes let your kids spend their money on things they don’t need, just so you have something to remind them of the next time they ask for something they don’t really need.

13. The challenge of not really knowing if or how “mom” answered a child’s question.

14. Reading Harry Potter (or any book) to your son.

15. Tucking your kids in each night.

16. Playing catch, pitching batting practice and hitting ground balls to your son before baseball games.

17. Cheering on your kids sporting efforts – win, lose or draw.

18. Being authoritative enough to “talk to your children” on the telephone when you’re away from home and they aren’t behaving nicely for Mom.

19. Running to the store for aspirin or other medicine when someone is sick at home.

20. Receiving deductions for your dependents on your annual tax return.

21. Finding places in your office or on your desk for artistic creations made by your kids.

22. Being the adult your spouse sometimes desperately needs to talk to after spending an entire day talking with nothing but children.

23. You get to check out all the "scary sounds" at night time.

24. You get to set examples.

25. You get to say “because Dad said so!”

26. You get to embarrass your kids in front of their friends. Dancing and singing seem to work the best.

27. It’s easier to sneak the first piece of pizza when you go to pick it up

28. Serving as judge and jury when the kids have fights.

29. You get to smile at those times when you think to yourself, “that’s the same way my Dad would have done it.”

30. You usually get the remote when the entire family is all in the same room watching TV.

31. You get to have a chair that is known as “Dad’s Chair” in the family room.

32. You get to light up with pride when people ask about your children.

33. You're the “chief troubleshooter” when things don't work - like the grill, the toilet, the sink and anything electric in the house.

34. You actually get some say on the décor in the house. Well, that's only if  it’s a room called "the basement" or "the garage."

35. You get to coach your kid’s sports teams.

36. You get to teach your children how to build a fort using just pillows, blankets and furniture.

37. You’ll always have the chance to demonstrate your toughness if a jar is too difficult to open by anyone else in the household.

38. It’s a really cool feeling of pride when you take your family on a well deserved vacation.

39. Explaining sporting events to your kids.

40. The chance to be “the fun Dad” who goes off the diving
boards at rest period and splashes the kids on the side of the pool.

41. It’s okay to chill out with the kids and watch shows like SpongeBob, Wizards of Waverly Place and iCarly.

42. It’s neat to get the kids to watch educational shows with you like those you’ll find on The National Geographic or Discovery Channels.

43. You get to proudly say “I remember this one” when watching Looney Tunes.

44. You get to decide if the kids have been good enough to deserve dessert when eating out.

45. You get to be a “safety blanket” after bad dreams, when someone hurts themselves or during thunderstorms.

46. Counting to three actually makes people listen.

47. Chance are you’re in more vacation photos with the kids than the wife is.

48. Nobody goes in the attic or the crawl space without you.

49. You realize that your own Dad was right about more things than he was wrong…even though you didn’t think so back then.

50. You get to be the “guest of honor” on days like today.

If you're lucky enough to have a father who's still alive, I hope you'll take a moment to reach out to him and tell him you love him. Be sure to reach out to your father-in-law and thank him for any guidance and support he has shown to you since you've been a father of his grandchildren. And if you really want to enjoy your day, be sure to thank your kid's mother for all she does to make you a better father.

Sadly, this will be my 11th Father's Day without my Dad. I'll get a chance to spend some time with him when I visit him at the cemetery later today. Earlier this year I had a chance to honor him in a blog post that has become one of the most read Realtor Toolbox posts of all time.I hope you'll take some time to read the 11 Years of  Lessons from Sean's Dad .

May you continue to build relationships, solve problems and have fun.

Happy Father's Day

Five Reasons for a Buyer Counseling Session - Part 5 of 5

It's been said that in the absence of value, price will always be a factor. How are you demonstrating to your clients that you bring value to their real estate search? Do you lay out a step-by-step plan to find the right house, negotiate the sale and help them manage through the transaction? Is your explanation of fiduciary duty clear and understandable so they know why it makes sense to become a loyal client?

In this last part of our five part series on reasons to hold a Buyer Counseling Session, we discuss showing value. Click here if you don't see the video below.

Five Reasons for a Buyer Counseling Session - Part 4 of 5

When you're working with Buyers, it's always hard to anticipate how they will react to the houses you show them. What sounds good on paper and what looks intriguing on the web might be exactly the opposite of what the client (or you) were thinking you might see.

Buyers rarely have an idea of how long the search might take...or how quickly they could find the right house. It also might surprise some people how much an agent does for them from the start of the process through a successful closing.

In our five part series on reasons to hold a Buyer Counseling Session, today we discuss the importance of establishing expectations. Click here if you don't see the video below.

Five Reasons for a Buyer Counseling Session - Part 3 of 5

As you continue to get in front of potential Buyers this summer, I hope you realize how important it is to begin to develop a detailed understanding of who the people are who you're helping to find a house that will be their new home.

Remember, it's not your clients job to have something in common with you and it's not a requirement to have something in common with them. I am sure that most of you reading this will agree that as soon as you can find out some common ground, the better the relationship will be between parties and the better the transaction will go thanks to the similarities that you may share.

Reason #3 in our 5-part series of why Realtors should hold a Buyer Counseling Session is all about Building Rapport. (Click here if you don't see the video below)

I hope you're starting to see the power of meeting face to face with prospects before you invest any time and efforts to sell them anything before you have sold them on working with a professional like you.

Five Reasons for a Buyer Counseling Session - Part 1 of 5

Cabin fever is a few months old and the spring weather has hit most of the country. There's just a few more weeks left before the kids are out of school for the summer and inventory levels are starting to recede from their high levels in the last few years.

Now before anyone thinks the hot market is coming back, hold your horses. It's very typical that the market will heat up a bit with new listings hitting the market so I thought I'd use the video blog to share some thoughts on how to approach the Buyer boom that will be happening in the next few months.

Let's take a look at five reasons you should be holding a Buyer Couseling Session (BCS) to pre-qualify and prepare to serve Buyers in today's market. The first reason to hold a BCS? Let's try to identify needs.

If you don't see a video below, click here.

In tomorrow's post, we'll discuss reason #2 to hold a Buyer Counseling Sesison. I hope we'll see ya tomorrow.

Imagine the Possibilities

Monday Morning Match is a short post - maybe a quote, inspirational story or idea - intended to spark some motivation inside each of you so your week gets off to a fantastic start on Monday morning.

"If I were to wish for anything, I should not wish for wealth and power, but for the passionate sense of the potential, for the eye which, ever young and ardent, sees the possible. Pleasure disappoints, possibility never. And what wine is so sparkling, what so fragrant, what so intoxicating, as possibility!" ~ Soren Kierkegaard

What do you believe is possible for you in the remainder of 2011?

Will you reach your goals in 2011 and beyond?

Will the next For Sale By Owner you visit say "Thanks for coming. I need your help."?

Could your next phone call lead to a new listing?

Do you take advantage of coaching opportunities to increase your levels of accountability?

Can you gain your next referral at your next networking event?

Is there a chance that the next time you deliver your marketing presentation with poise and professionalism that the clients will gladly pay you your full fee without any questions or objections?

Are there any new agents who have joined your company that might need a mentor who can share some "tricks of the trade" in exchange for some "tricks of technology"?

It's time to start turning all that potential into profits.

Nothing is impossible.

Start today.

It's Time to Spring Into Action

Monday Morning Match is a short post - maybe a quote, inspirational story or idea - intended to spark some motivation inside each of you so your week gets off to a fantastic start on Monday morning.

Is the season changing where you're at? Can you sense that winter is fading away and the warmer weather is bubbling up like a geyser, ready to burst forth?

How about your real estate market? Is it starting to make some noise? Has "cabin fever" hits it's boiling point? Will buyers be ready to take advantage of these low interest rates and tremendous opportunities on homes priced well below their peak prices?

Are you working hard each day to secure appointments with sellers who want to take advantage of the blossoming number of buyers ready to burst forth upon the neighborhood? Appointments with sellers are to listings what April showers are to May flowers. Put on your galoshes and start making calls.

Today ends February - traditionally one of winter's months. Tomorrow begins March and that signals spring. I hope you're not just getting started trying to generate business for 2011 today because any engine started today will need time to cough, sputter and idle for a while before hitting a steady cruising speed.

No, the salesperson who will pop through the last layers of winter's resistance this week will certainly be the one who planted their seed in the fall. Those who score new listings and ready buyers will be the ones who worked the ground and fertilized relationships throughout the winter. The first spring colors to grace the dreary landscape will be signals that a new season is here and a bouquet of success will be on the table for Easter.

Don't delay in breaking through the frosty ground. We all know that in the next few weeks, "For Sale" signs will be popping up in yards across town. What are you doing today to make sure your name is on them tomorrow?

Buyers will be coming out of their dens. Will you be there to help them find a new home for the summer.

Remember...the early bird will get the worm.

Set your alarm and get out there early.

"Today I went out. It smelled, it felt, it sensed spring. I had for the first time faith - not intellectual belief, but a sudden feeling of turning tide. Yes, there will be spring."
~ Ann Morrow Lindbergh

What Could You Do with 46,000 More Clients?

"Where can I find more a few more leads?"

I hear that all the time in some form or fashion from agents. Hard working, full-time Realtors are always looking for new clients but most people stop searching beyond their sphere of influence, open houses and telephone duty.

Sure, some work For Sale By Owners and others might work the expired listings. Corporate relocation referrals are always a nice source of "found business" but where else can agents look to identify home owners who might need an agent to help them sell or potential home buyers who need representation in the purchase of a new house?

Well, between December 31, 2009 and December 31, 2010 there appear to be almost 46,000 new places to look. And the actual number of potential leads could be much higher.

According to the National Association of Realtors Membership report, there were 45,987 fewer members heading into 2011 than there were at the start of 2010. (1,112,645 down to 1,066,658)
Now let's be honest, a large portion of those leaving the membership probably never did a single transaction last year but it's difficult to assume that there weren't a few very successful agents in that lot that just decided that it's time to call it quits. There might be some twenty to thirty-year veterans who closed hundred of deals in their careers who have just had enough of this challenging market.

So what happens to those clients who are living comfortably in their homes today that was lucky enough to work with one of those 45,987 people (or, in some cases, unlucky enough)? Who will they call for help? Who can they rely on to provide market updates? Who will be the recipient of their personal referrals for years to come?

Why not you?

If you're an agent who is looking to grow his or her client list, a great place to start is by searching for those "orphaned clients" of agents who no longer have a real estate license. Many of these former agents got in when the market got hot, sold a few homes, closed a few deals and then as the market cooled down, just like that, they're out of the business.

Search your MLS by Agent ID. Ask your branch manager or broker for a list of former agents who have left the business. Take a veteran agent in your office (or company) to lunch and ask them about some of the "old timers" who used to stroll up and down the hallways. Trust me, "there's gold in them thar halls."

You could contact any of those "orphaned clients" and simply introduce yourself. What have you got to lose? Your call might go something like this...

"Hello. I am Sean Carpenter with Coldwell Banker.

"I specialize in the area and while researching your neighborhood, I noticed that the agent who helped you buy your home back in ______ is no longer in the real estate business. Were you aware of that?

"I understand you may not need any real estate services at this point but I would hate to know of any homeowner who didn't have a friendly contact to help with any questions or concerns about their home or local real estate market .

"I'd be honored to be your new point of contact should you have any needs between now and when your plans may call for a housing change."

After making some contact, drop a hand-written note in the mail, include a few business cards and depending on how long they may have lived there, perhaps an updated overview of the market might be in order. By exuding confidence, displaying competence and delivering consistent and relevant information, you might be able to earn their trust and their precious future business and referrals.

Once you've established contact, you can add them to your everyday mailing and contact list. The stats don't lie. Most home buyers, when surveyed by the NAR, state that they "definitely would" (65%) or "probably would" (22%) use the agent who sold them their house again when they go to sell yet the actual number who do use the same agent when they go to sell is a much lower number (23%). Agents leaving the business is a huge reason why this is true. (Poor follow up is another...but that's a whole different blog post).

So what are you waiting for? It's time to put on your detective hat and start seeking out those "orphaned clients." They're going to eventually call someone. They just won't know it's supposed to be you.

Unless you tell them.

Until next time, keep building relationships, solving problems and having fun.

11 Ways to Sharpen Your Saw in 2011

What is your plan for growth in 2011 and beyond?

What will you proactively do to improve your skills?

How will you boost your confidence levels to continually push yourself outside the comfort zone where the "status quo" lives?

Here are 11 things you can do to improve your skills, systems or services this year. Read through the list and pick one to start this week and then add one each month of 2011.

Daily Affirmations - Positive, self statements that you say (or think) to yourself daily. They should always be stated in the present tense. Adding a feeling or sensation will help you "feel" them coming true. E.g. "I deliver truly remarkable service to every customer and client I encounter" or "I weigh 170 and I feel great."

Download and Listen to PodCasts - Think of how much time you have sitting in a car, exercising or waiting at appointments. Utilize that time by listening to podcasts that you can find on iTunes or even check out the Books on Tape section of your local library. You don't have to listen to real estate or sales related content all the time. You could mix in motivational or spiritual messages, leadership lesson or interviews with other successful people.

Webinars - Like a podcast, these on-line classes allow you to listen to some brilliant people deliver presentations on topics that can help you with a specific actions (skill-based), help you learn about a new way of doing business or introduce you to new people in your industry. You can "attend" these session "live" or on demand and depending on the content and instructor, you'll find a mix of no-cost sessions (Freemium) and cost-based events (a.k.a. Premium content). Does your broker, company or board offer any recurring session or have a library of "on demand" topics you could listen to?

Mastermind Groups - Gather with other agents in your peer group to "idea-share" or even invite people at the level of business you might aspire to achieve to join you for some mentoring opportunity. No one wants to attend these sessions without sharing valuable content so it really challenges everyone to bring their best efforts. You can create a Mastermind Group in your office or in your company or even go outside the industry and gather other like-minded entrepreneurs who are seeking to reach new levels of success in 2011.

One-on-One Coaching - Does your manager or someone in your company offer one-on-one coaching? The accountability you get when you are challenged by a coach is a great factor in your success. Top athletes all have them because the extra set of eyes and ears can really see more ways to help you achieve your goals. Coaches will provide you with guidance and support and serve as a sounding board for many of your ideas, allowing you to isolate the worthwhile ones and convert them into action.

Dialogue Practice - Show me a sales agent who is confident in what to say, no matter the situation, and I'll show you a successful agent. Dialogues should be delivered naturally so don't focus on "memorizing" what to say; instead, "internalize" what needs to be said and before you know it, the right words will be rolling off your tongue with the exact right intonation and emphasis.

Office Training - Take advantage of any training opportunity you can, especially when it happens right down the hallway. have you ever attended a session and there was only a few agents who showed up? That's a bonus for you because you're learning something new and just may have a leg up on the competition. Always open your mind to new learning, share what you can with the fellow students and figure out a way to begin applying what you learned within 24 hours. If you're part of an office that doesn't offer and training, you owe it to yourself and future clients to seek out a branch or company that does. This career is too hard and too demanding to "learn as you go."

Company Training - Are you part of a company that brings in events outside of the branch level? If you are, you're lucky and need to take advantage of them. Arrive early and sit towards the front row. Take plenty of notes and be open to new ways of thinking. You don't need to buy the speakers materials if you don't see any value but any good speaker/trainer should be offering plenty of great ideas for the cost of admission (which is usually FREE).

Seminars - I think it's a great idea to get out of town every now and then (or at least across town) to attend seminars or designation-related types of training. It's even wise to think about attending events that aren't real estate related. You can always learn something new and you just might develop an interest in something that could help you build more relationships, solve more problems or have more fun down the road. Grab a peer from the office, contact one of your friendly co-op agents from Slippery Slope Realty or contact one of your clients and ask them to join you. It might be the best day or two you've had in a while and it will get you fired up to return to work "full steam ahead."

Read More Books and Blogs - I used to joke that for a long time I was a great book starter but a horrible book finisher. I loved to start a book but my attention span often waned and the newest title or author had me off starting a new book. My shelves were littered with half-started books.

Then a few years ago I started focusing on my discipline and said I would quit starting books until I finished the one I was on. Now I have a system that helps me avoid jumping to the newest, shiniest, trendiest new book until it's time.

I have four piles of books; Sales, Leadership, Biographies and personal interests. If someone suggests I read a book and the topic, title or author interests me, I will add that book to the bottom of the specific pile it belongs to. I will not start it until I have completed the books above it. This allows me to always be focused on something new but helps me learn about things and people that interest me and also keeps me focused.

As for the blogs, don't try to read too many but there is certainly some fabulous material out there on the web to digest. You might consider subscribing to an RSS feed and saving the posts to a reader or setting up the blog posts you read via email to be filtered into a specific mailbox for reading at night or over the weekends.

Customer Surveys - Another great way to "up your game" in 2011 is to find out what the people you serve like or dislike about your services. Don't take the negative feedback personally. Take it as constructive criticism and determine if you can eliminate the issues or actions that people don't like. It's also important not to listen to much to the positive statements and start resting on your laurels. Many people would rather pass along mushy positive feedback just because they don't want to hurt feelings. Never settle for good when great is still possible. You can use services such as SurveyMonkey or Zoomerang or the old fashioned was of gathering feedback - asking for it in person.

Start Sneezing on People in 2011

Monday Morning Match is a short post - maybe a quote, inspirational story or idea - intended to spark some motivation inside each of you so your week gets off to a fantastic start on Monday morning.

Late January seems to be the ideal time for people to pick up something viral. A cough? A cold? A sore throat? The flu?

Are you ready to "go viral"?

Looking back over your career - whether it has been one year or has lasted a quarter of a century - are there any moments that people are still talking about? What did you do in 2010 that made people stop, take notice and tell others? What will you need to do this week to get people talking about you?

Viruses are usually passed "mouth to mouth" but in today's viral world, you want to be talked about "mouse to mouse." Have you impressed a client enough so that they will leave you a positive review on LinkedIn? Will they talk about what a fun transaction they had with you on Facebook or Twitter?

Can you create a video that gets "hits" from people outside of your family unit?

There are still over 340 days left in the year to make something amazing happen. What are you going to do? You can either wait for something to happen or you could take charge and make it happen.

Get out there and build relationships, solve problems and have fun. Do it with passion and enthusiasm and create incredible experiences for all the customers, clients and other people you interact with. Get them talking to others in person, in writing or on-line.

Trust me...that passion and enthusiasm is contagious.

Get out there and find someone to sneeze on this week. (Not really, but you hopefully know what we mean)

What are you going to try in 2011 to generate some "viral buzz"?

What Do You Do with a Calamity Day?

It was reported that this past Tuesday, there was snow in 49 out of 50 states. Only the residents of Florida - aptly named The Sunshine State - didn't have any of the white stuff fall to the ground that day.

Some places got trace amounts of snow while others were covered with inches or even feet. Friends I have in Northern Alabama and the suburbs of Atlanta were excited by a snowstorm that dumped anywhere from 4" to 10" of snow because it is a rare occurrence for them and many of the children in the area had never had a chance to see that much snow, let alone play in it.

"Snow Days" are when school or work is closed because of the snow. They are also called "Calamity Days." Depending on what part of the country, the number of "Calamity Days" your school district or local government allows depends on the local climate. Here in Central Ohio, schools are allowed to have three days out of school due to weather. But they don't cash those in when it starts to flurry. It's got to be pretty deep or treacherous conditions before they'll consider letting the kids stay home.

As most could imagine, when a snow storm hits the South, the cities and towns aren't equipped to handle the plowing and snow removal needed to ensure safety of the residents. Schools and businesses shut down instantly when a few flakes more than a snowball hit the ground. At the other end of the spectrum, my friends in Minnesota or Montana pretty much need a blizzard of biblical proportions to get them out of school or work.

Kids live for snow days because they can sleep in and then they get to go out to play with friends out in the snow - skiing, sledding, building snowmen or snow forts or having snow ball fights. Or they could stay in their pajamas all day and watch iCarly, Wizards of Waverly Place, Good Luck Charlie or some other parent-repelling show on Nickelodeon or Disney Channel.

Here's the questions to you. How do you spend a "Calamity Day"?

What would you do if you suddenly had 24 hours off? You didn't plan on it, it just happened?

  • Would you keep right on working because technology has allowed us to stay tethered? Would your iPad or iPhone allow your work to happen?

  • Could you catch up on your blogs you follow?

  • What's the book you're reading right now? Would you be able to curl up and finish it off?

  • Would it be a good time to clean out your emails and get your inbox down to zero?

  • Could you contact 10, 20 or even spend the entire day reaching out to clients and people you know just to "build relationships" or see if you could help "solve problems"?

    • We all seemed to pray or dream about "snow days" when we were kids so we could do whatever we wanted. Now as adults, we seem to eagerly anticipate the weekend but even then, our agendas are usually full of activities and obligations - many times work related.

Think about what you could get done on your next "Calamity Day."

The forecast is calling for cold temperatures with a good chance of snow. Are you ready?

Let's Go, You've Got Seeds to Sow

Monday Morning Match is a short post - maybe a quote, inspirational story or idea - intended to spark some motivation inside each of you so your week gets off to a fantastic start on Monday morning.

The holidays are over and the new year has begun. I hope everyone enjoyed their time away from the business and used it to rest up, revive and get re-focused.

Now, it's time to put on your overalls, work boots and hard hats and make things happen. These next few weeks are when the heavy lifting really needs to happen.

Remember the powerful success advice shared by Jim Rohn -

"You must get good at one of two things: planting in the spring or begging in the fall."

Now, I would like to add in a small piece of advice to Rohn's statement; Don't wait until spring. Start planting today, tomorrow and the next day.

There will be people who find out about a job transfer or promotion this week. There will be some lucky couple who finds out they are going to have a new baby later this year. People will need to buy and people will need to sell. There are people out there who wanted to make the move last year but something or someone told them to "wait until next year."

      Guess what?

      Next year is here.

Start building relationships, solving problems and having fun today.

Yeah, It's Kind of Like That

Open highway as far as you can see

      Freshly cut grass

      Warm donuts at Krispy Kreme

      Clean sheets on the bed

A new jar of peanut butter

Your dog bounding to the door when you get home after work

Waking up ready for your day before the alarm ever rings

Being the first one in the pool after rest period

Opening Day for your favorite team in baseball

The sound of "pfffffft" when you crack that first beer on a hot summer day

Unpacking a new book after it arrives from Amazon.com

Walking on the beach right after low tide

Standing in a long line at the grocery check out when a cashier shouts, "I can help you in lane six"

      New car smell

A blank sheet of paper and a new box of Crayolas

Yeah, welcoming a brand new year is kind of like that.

May you have a great year building relationships, solving problems and having fun.

      Happy New Year -

      Sean

      Same Ship, Different Day?

Monday Morning Match is a short post - maybe a quote, inspirational story or idea - intended to spark some motivation inside each of you so your week gets off to a fantastic start on Monday morning.

The big Christmas holiday is now behind us. It seems that the day builds up for weeks (months if you're under 10-years-old) with shopping, baking, wrapping, traveling and then after a frenzy of wrapping paper, lots and lots of eating, smiles and hugs with family members and a few Alka Seltzers before laying down our heads, it's all over.

Take down the tree, put away the stockings and throw away the cookies you just can't find any more room for in your belly. New Year's Eve is will be here quickly and then...it's on to 2011.

This next week between Christmas and New Year's Day we're kind of like ships in a harbor, just waiting for our next excursion. Our anchors are down and we're resting up. Some of us might be scraping some barnacles from our hull, adding some fuel to the tank or filling up the galley with needed items for our journey.

"It's our philosophical set of the sail that determines the course of our lives. To change our current direction, we have to change our philosophy, not our circumstance."
      ~ Jim Rohn

What's going to be changing in your philosophy next year? What will you do different? What will you stop doing?

Are there things you'll continue to spend time, effort or money on because they worked well for you this year?

Who will you spend more time with because you feed off their energy, enthusiasm and emotion? Who should you try to avoid so they don't add toxic vibes to your thoughts?

Leave me a comment and tell me something you're going to try, or change or stop doing in 2011.

And then rest up this week because starting next week, it's "Anchors Up!"

When you take control of your sails in 2011,
you will take control of your sales in 2011.

      A Christmas Story - Realtor's Toolbox Style

It's beginning to look a lot like Christmas, so that means that the new year will be here soon. There's not much that can be done to change your results for 2010, although a few of you may still be praying for some pending deals to stay together and make it to the closing table, huh?

In homage to A Visit from St. Nicholas by Clement C. Moore (or Henry Livingston, Jr. if you believe Wikipedia's
version), here's my version of 'Twas the Night Before Christmas - a recap of the year in real estate and some friendly Toolbox suggestions for a successful 2011. Please enjoy the video below.

If you are reading this post in your email, there's a good chance you don't see any video. It's alright. You can either click on the title of the blog above or click here to watch it on YouTube.

I hope you enjoy the video but even more importantly, I hope you enjoy your holidays with family, friends and loved ones. May your friends become clients and your clients become friends.

I appreciate the continued support of the blog as well as my personal efforts to impact individuals in both their business and personal lives. I love what I do and I will continue to "teach with passion and enthusiasm, instilling confidence and excitement in my students."

Until my next post, keep building relationships, solving problems and having fun.

      Merry Christmas!

      If You Really Want It

Monday Morning Match is a short post - maybe a quote, inspirational story or idea - intended to spark some motivation inside each of you so your week gets off to a fantastic start on Monday morning.

      What's the Forecast?

Do you watch the local news to hear the weather forecast? Has your local meteorologist earned trust and credibility through his or her accuracy in predicting the upcoming weather?

Do you pay attention to the local or national economists when they try to describe what will be happening in the real estate market in the near future?

One thing seems certain, whether it's Dudley Doppler at the local NBC affiliate or Lawrence Yun with the National Association of Realtors, neither has to be right all the time to keep their jobs. It's almost like Major League Baseball players who just have to hit the ball 3 out of 10 times at bat throughout their careers to have a realistic chance at a spot in the Baseball Hall of Fame.

      The USPS and You

Being a successful Realtor is much more like being a successful postal carrier. You must deliver in rain or shine, through snow or sleet or wind or heat waves. Your clients expect it from you and your families are counting on you.

Will you be able to deliver? Are you prepared to do what it takes to succeed? I know that "success" is out there to be achieved. In the words of reggae legend Jimmy Cliff, "you can get it if you really want it."

      "Persecution you must bear
Win or lose you've got to get your share
Got your mind set on a dream
You can get it, though harder them seem now"

Will there be obstacles? Of course. Will you make mistakes? Hopefully, because that's how you learn. Will it be easy? Not likely, or else there would be a lot less people leaving the industry and a lot more jumping in.

Finding Buyers and Sellers in the current market might be harder than before but remember, they'll be harder for everyone to find. Those who don't get discouraged and keep looking every day will have better results than those who sit back and wait for the same Buyers and Sellers to find them.

"Rome was not built in a day
      Opposition will come your way
But the hotter the battle you see
      It's the sweeter the victory"

If it looks like rain, grab an umbrella.

If there's a snow storm coming, bundle up and get ready to shovel.

Warm weather and plenty of sunshine headed your way? Kick on the flip flops, apply the sunblock and turn up the reggae.

There's business out there. Trust me or trust Jimmy Cliff. You can get it if you really want it!

Enjoy the video below of Jimmy Cliff. May it keep you warm wherever you may be watching it. If you can't see the video, click on the title above or click here

I hope you enjoy a week of building relationships...solving problems...and having fun.
